What is Specialist Disability Accommodation in the NDIS?

Specialist Disability Accommodation (SDA) is a selection of innovative homes meticulously crafted to cater to the support requirements of National Disability Insurance Scheme (NDIS) participants with profound functional impairments or very high support needs.

Lantern Disability Care offers Specialist Disability Accommodation (SDA) dwellings featuring accessible features aimed at enhancing residents' independence and facilitating the delivery of other supports more effectively and securely. 


SDA serves to alleviate the strain on family members by enabling independent living in a more accessible environment. Residing alongside individuals facing similar challenges can help diminish feelings of isolation.

When an individual meets all the eligibility criteria for Specialist Disability Accommodation (SDA), the NDIA will allocate funding in their NDIS plan. SDA funding covers accommodation costs only, with other services and core support services not included in the plan. Typically, the individual may need to cover other expenses at their own cost.

What services does Lantern Disability Care provide under Specialist Disability Accommodation (SDA)?

Maximizing their independence and achieving the goals outlined in their NDIS Plan. Engaging in family, social, and community activities.


Specialist Disability Accommodation (SDA) is provided within four distinct categories based on individual needs: Improved Liveability, Fully Accessible, High Physical Support, and Robust.

Improved Liveability – These homes must offer a 'reasonable' level of physical access for individuals with sensory, intellectual, or cognitive impairments. Improved Liveability Specialist Disability Accommodation (SDA) dwellings must also integrate one or more design features tailored to improved livability based on the resident's needs, such as luminance contrasts or enhanced wayfinding.

Fully Accessible – These homes provide a 'high' level of physical access for individuals with significant physical impairments, including wheelchair accessibility in key areas like the bathroom, kitchen, and external spaces. For instance, external doors and outdoor private areas must be wheelchair-accessible to promote independent living.

High Physical Support – These homes feature highly specialized design and physical access, such as ceiling hoists, assistive and communication technologies, and emergency power solutions. Additionally, 24/7 support is available for individuals with extreme functional impairments.

Robust – These homes offer good physical access alongside additional safety features like retreat areas for participants and staff, as well as impact-resistant materials, aiming to minimize the risk of injury and disturbances.
